Most of the time their credit is not hurt, they only lose the junk they did not want in the first place. We were shopping other storage places one day and we were pretending to be a young couple looking for storage and the manager their flat out asked us if we were going to store junk and never come back. She was a terrible sales person, but we concluded she was at her wits end because so many customers were doing this because her prices were way too low. She had hundreds of storage units full of junk she could not get rid of in any kind of cheap way. She was loosing money hand over fist.

We have seen a great period of success within the storage industry in the last twenty years or so as the industry uses modern day business approaches to catch up with the rest of business. Twenty years ago, people did not think it was a necessity to have managers of self storage places to be good salespeople. They talked about it, but it was never really forced upon these managers. They were more like caretakers or warm bodies that showed storage units to potential customers, read them the contract and that was about it. We have learned through research that most people, who need or want storage space, do so within five miles of their homes. This is where people built them as we learned more about the customers of the self storage and now we see self storage buildings in small towns and cities and suburbs. In the old days we saw a lot of these self storage buildings in warehouse districts and out of the way places. Sometimes these places were not so safe especially for people who would go the storage place late at night. These buildings were poorly lit and run down and this is what we had. We got smarter though, and the new modern day versions of those sprinkle the countries, towns, and cities we live in, and they even look a lot safer than before. Some are very well lit and surrounded by houses instead of other run down buildings. They have good landscaping and the parking lots are clean and well kept. They also have better trained managers than in the past, and these managers are a lot more help with their knowledge of storage. People do not move all the time, so they do not have the knowledge a manager should have, who helps people with their moving and storing on an every day basis.

We talked about all the cleaning that must go on in this industry. We talked mostly about the cleaning outside, taking care of the parking lots, the roll up storage doors, and stains and trash that blow on the property. Customers when they move out leave junk and trash too a manager must clean up on a regular basis. There is also outside cleaning to do too. There are gutters and hallways. There are lights to be replaced and fire extinguishers to be noted. There are gates and fences and landscape to be kept up. There are lawns to be mowed and bushes to be trimmed. There are windows to be cleaned. There are many square feet to be vacuumed or mopped. There are counters to be cleaned and product to be dusted off and switched around. There is inventory to be counted and moved. There are reports to be run and studied and of course, the biggest job a self storage manager has is to rent storage units. There has to be a certain level of sales knowledge to sell. Very few products sell themselves unless they are a product every person wants and there is only one of them. That does not seem too feasible unless there is a monopoly on that product. Monopolies are somewhat controlled by the United States of America’s government, because it has to be done. Electricity comes to mind and other things like that. A self storage manager has to be a jack-of-all-trades and most are. They are good sales people and good at fixing things. It is hard to find such a combination of people in today’s very specific world. A jack-of-all-trades is hard to find these days because to learn one thing well in today’s world is very hard in itself. Look at computers.

It is still hard to find them now, but the old school managers have had a run on these talents for a long time and we respect them all in this industry. It is a very hard job at times, but it can also be a job that is fun and a little slow at times. It does not take long to do these tasks if you are fast or learn all the short cuts. We used to manage ourselves, and believe us; we knew all the short cuts. We could rent a storage unit in five minutes, show the unit in two or three minutes and explain how everything works in another few minutes and the whole transaction could take under twenty to fifteen minutes. Customers loved this because time is important, especially when one is moving.

As a manager of a storage place, not Clairlea storage, my wife and I collected a lot of stuff people would leave behind. They were not supposed to leave it behind, but they did often. They left in the night sometimes, emptied their storage unit or space, and realized everything they had would not fit in the truck they rented. They would discuss what stayed and what went in the truck, sometimes-major battles took place. We would not get involved except to say it all most go, it is part of the contract you signed. We can charge you a cleaning and dumping fee if you would rather just leave it. As a manager, I was the cleaning and dumping person, so why not make a few more bucks for the company.
Many left without us being there though, and we would come to work and find storage spaces filled with stuff left behind. This can be a headache even for Clairlea storage places and for all managers. It was fun at first, going through a large ten by twenty-storage space and seeing what was left. Some customers would come directly to the office and say please take this, we can not fit it in our truck. We would understand and take it and store it in a special storage space called bilge units or special units.
Sometimes we had too many special units and combined them into a few, or just threw the stuff away. Anyway you did it though; it cost the manager time and money. It made you strong though, lifting mattresses over your head or dragging sofa sleepers all over the property. Some people would just leave junk by their storage units when they left and the managers had to clean that up to.
We had a golf cart and pulled a wagon behind us to get rid of stuff. The golf cart was a blast and we used to give rides to friends and family when we were not so busy working. Customers loved them to, to show the storage spaces on a very big property. Everybody likes a golf cart ride. We loved them too, and even young kids could drive them pretty safely, if one did not take the curves too quickly. We think we should take up golf just to drive the golf carts. We could do that. We would never hit the ball, just drive around on the golf cart. Some golf carts were slow and needed work, while a newer one could fly down the road and impress potential customers. Fast golf carts are cool.

It is hard to escape your job sometimes, even on vacation. Storage is a fun job most of the time though, so we do not mind the banter between us concerning storage.
