In most call centers, the company will ask you to say some exact phrasing that they believe will get the job done and also lead to their clients being taken care of. They have a script so that no on does or says anything they are not supposed to say which could lead to customers not being taken care of. Call center managers want to ensure that you are consistent in saying the right phrasing also because if a rep says something that is not right that could cause a customer deciding to sue the company for false information. This happens all because someone wasn’t consistent.

It is not hard to be consistent. Tell the truth, be true to who you are and do what is best for the company. Scripts are there for a reason. If you are not able to follow a script, let your manager know and maybe there is something else for you to do in the company.

When a new person starts within your corporation what is their plan? What I mean by that is how will they learn the job and who will follow up with them after they have been on their own for a time? The reality is that no one will be with this person or make sure they are still doing their job well until something negative happens. There are people in place that try to fix an error once it happens but not many people in place that are there to prevent the error from happening in the first place. If companies focused on that instead of fixing issues when they happen, there will be fewer errors to fix.

Not many companies believe in the art of prevention. In fact they think that it is a waste of time. They feel you are trying to delay the inevitable that someone is going to mess up eventually and the manager is going to have to fix it. The point is that if you training and mentor a person well enough, they will know what to do in different situations so when a potential problem arises they will know how to handle it. On top of that, the new person will know exactly what you want them to say so the customer they are handling will not get upset at them to put in a complaint.

The follow up is the most important part of any coaching and training process. The new customer service agent will be there doing their own thing for a while, but they will need someone to follow up with them to ensure they are still doing what they were trained to do. If they are not, the manager can make the proper changes to return the new rep back to top form. If a follow up is not done, you are setting yourself up for some potential danger. There are many different ways you can follow up with a new rep such as sitting back down with them, doing some role plays, or even calling them up on the phone (if applicable) and pretending to be a person looking for service.

All individuals who are working want to know that they are doing a good job. Some people even quit or leave their jobs because no one is helping them beyond their training or telling them that they were doing a great job. Take the time out of your busy days managers and make sure that the people you are a part of your team are getting the training that they deserve.

Self storage is not a very difficult concept to understand. Customer service in self storage is the same as customer service at other places.  You really have to understand what customer service is first before you really truly try to get some understanding of what customers are wanting from you. When you go from facility to facility to facility you will find that not every manager will be of great service to you. Some facility managers will be down right rude to you. You will have to figure out whether or not you are ok with that behavior or not.

Some customers do not seem to realize that they have all the power when it comes to renting self storage spaces. The customer is the one that has to be completely satisfied before they decide to rent. The customer is the one that has to sign the lease and agree to all the terms of renting a self storage unit. The manager can not just think that they can treat the customer any way they want to and expect the customer to go ahead and rent anyway. They are very naive. Again there will be some customers that do not care so much about the service as long as they are getting what they paid for.

Customer service is a lost art in some self storage facilities and you never have to settle for less than you want. You hold all the power in terms of what level of customer service you deserve. It is very hard for some people to think about what to say when they are receiving bad service. They believe that they should say nothing and then just not come back. If they do this, then people that come in after them will get bad service. Eventually the cycle has to stop and the manager or store will change its ways. If they do not change their level of service then they could risk being shut down.

It is always a good idea for regional managers to check the service level of their employees. They have to find out whether or not their manager can handle the responsibility of taking care of their customers. If they can not then that manager needs to go. The customer has all the power because they are the ones that choose to report, or  not to report the problems they ran into while at the storage facility. If they do nothing, then the manager wins. If they do something about it, the manager can choose to change their behavior. They will be able to keep their jobs.

Self storage should be treated just like any other retail business. Yes they are actually selling empty space, but that empty space is an extension of the customer’s homes. If the customer does not get the respect they deserve then those spaces will remain empty. The choice is up to the manager and the regional managers to make sure that the level of customer service is up to par with the expectation of the customer. The customer has the power to change companies if they are able to speak up.

If you are blessed not to have to work on a daily basis, count your blessings. There are many people who would trade in their daily 9 to 5 job to do anything else but work. Of course they would still like to be compensated for their time, but not work on a daily basis to get it. What are the different types of storage you could go with?  It’s a common question, and most of the time, people don’t even think out all of their options.  The reason that people are looking for different ways they could store some things is because they do not want to have some of their things in their way. They want to ensure they can walk around and not bump or fall over their belongings. So they might either make room out places they wouldn’t typically have room or find other options. Here are some helpful tips when you are trying to determine who will be a great for your company. Some people will put too much time and effort into making the right quality decisions for the company. If they are not able to do that, they will put that kind of responsibility on the shoulders of another individual. Who to Hire? When you are brainstorming amongst the other leadership positions in your company, you have to figure out what kind of people you want working for your company. Now of course you can not discriminate against a particular class of people when you are making your decisions. You can hire based on performance, past performance and even their credentials. Be very careful on the reasons you decide not to hire someone. If you do not explain yourself correctly you could end up with a lawsuit on your hands.

What is the Job? Before you really start looking for people to fill the positions, you really have to understand what you are looking for out of this position. If you do not know what you are hiring for, then how can you find the right candidate for the job? That makes a lot of sense but for some strange reason people forget that small tidbit of information. Some companies think that it is a great idea for them to interview and hire a bunch of people and then find a place for them to fit within the company. That is a backwards and potentially dangerous though process. Just hiring people without an idea of where they will work is a bad idea. If you really do not have room for them, you will have to let them go.

Qualifications. Once you have found out what you are hiring for, then you have to determine what makes this person qualified to do that job. If the person is not qualified to the job then they should not be hired. If you do not know at this point what you are looking for and the position they should be hired in, then you should not hire someone. Make sure that you take as much time as necessary to find the right people for the right positions.

There will come a time in which you want to get something done quickly just to get it done. You want to move on to the next project in order to seem as if you are making progress in your work. As a person that is in kind of profession that is involved in customer facing, you have to find a way to maintain your professionalism. There will be plenty of times in which there will be a customer or two that will try your nerves and attempt to get you out of your comfort zone. Before you engage in any discussion that could result in an angry customer, stop and take a deep breath. Taking a deep breath will allow you take a second to think about what you say next. One thing that seems to result in a heated conversation is when people react purely on emotions versus taking a second to think. Typically when a person has a chance to think about what they want to say and also to calm down. This usually will result in a conversation with a customer that will actually have a positive outcome.

Ask the customer to hold on for one moment as you attempt to gather more information. Again this is just a tactic to defuse the situation and to bring both players to the same level. The customer might have a moment to calm down and calmly have a discussion. The key is come back to that customer with a solution. If there is not a solution for them have, you can fuel their anger. You are trying to stop them from being upset not make them more upset.

One last tip that can help you is if you are able to quickly find the solution for the customer and solve the problem right the first time. When a customer comes to you and tells you that they have been promised these things and nothing has happened. You have to now deal with the customer and their building aggression versus trying to take care of them on their first issue. Never send the customer away unsatisfied and solve the problem right the first time.

You have to ensure that your facility is clean, you know what units you have available and so on. Test your boxes before you but a lot of your items into that box that you have used for many years. Make sure that it will be able to make the move.

Pack your boxes full so that it does not clasp if at the bottom. You want to ensure that you are not taking forever to pack but you want to make sure that you pack smart. With a quality piece of advice, a customer can make sure that they pack their boxes to the brim so they can have fewer boxes to move. The fewer amounts of boxes, the less time you will take to move. Now at the same time, if the box is too heavy to move, it could take you more time to move, because of the sheer weight of the box. Make sure you pack smart.

Get boxes from your local storage facility and they do have so much more moving supplies. Most of the time when a self storage facility manager is giving quality advice to a potential renter, they want the customer to buy products from their facility. The good think about buying boxes from a self storage facility is that the boxes are pretty durable and will last through many moves. When it comes to moving boxes, don’t always try to go cheap. You will get what you pay for.

There are many self storage companies out there that are trying to figure out how to ensure each customer is handle property and with outstanding customer service. Naturally the person behind the desk at the self storage facility should have the most knowledge about their facility and they should be the ones to handle the calls the best. Now they are able to focus on other things such as their property maintenance, keeping the office clean and well stocked, etc.

If you find a good call center to help improve the quality of your self storage facility, they can be treated as an extension of your company. It is good to have a great working relationship with your call center because you are able to call them when you have a question or need to change something  or to simply inform them on a mistake they made. When a customer calls that have talked to the call center, the manager on site should refer to the call center as one of their own employees. That should make the customer’s transition from first call to renting the space much easier as well as less confusing.

I do not think there is anyone out there that likes to clean up the messes that are made by other people. We all want to ensure that we do our best the first time so that we do not have to fix the mistake made by ourselves or one of our associates. We work very hard daily to improve ourselves but sometimes we do fall short of the expectation that is laid out. Of course we do not aim to mess up but it just happens naturally, because in fact we are just human. So how can we ensure that we do what is asked of us right the first time.

First of all we need to make sure that everyone on our team is trained property and that they know what is expected of them. Every rep needs to know what they are supposed to do day in and day out. They are supposed to know if they pick up phone or a customer walks into their store. This should make representative feel great because they know how to serve that customer because of their training. Without their training the representative would be lost and that could be a train wreck for the business. The more time you spend with the rep perfecting their presentation the better they will be when it comes to taking care of the customer the first time.

You are not able to teach passion. The person has to have that passion deep within them and they have to want to improve or to ensure the business is doing well. When something new comes out that could improve the way a representative takes a phone call that rep should want to do their best to improve and to help the customers out that they speak to. In the self storage world, everything seems to change so often. With that said, if the rep has the passion to keep up with the changes and apply the new changes to their presentations, they will help make the overall company better. If they do not pick up on the new information quickly, that could lead to mistakes. You have to have people on your team that have the passion to want to take care of the issue right the first time.

When a mistake happens in any industry especially self storage, the person in charge needs to do what is necessary to ensure that mistake does not repeat itself. Depending on how bad the mistake was, a rep could be terminated, suspended or even demoted. Hopefully as a manager you do not have to face anything like that and you can just ensure the rep had the proper training then move on. Otherwise it is very important to have a policy in place for when a mistake happens so you can show that you do not want anyone else on your team to repeat this mistake. Holding your people accountable for their actions is very important and could make or break your business. If a representative knows they can make a mistake and nothing happens to them, there is a big chance that that mistake or another one will happen.

It is hard to run a business when everyone tries to be in charge. Everyone might be entitled to their opinion but in the end, a decisions need to be made. The person at the top needs to understand and grasp the idea that the opinion of the customer is important. The customer will ultimately let the person at the top know whether or not they are doing what the customer wants. No one wants to hear they are doing a bad job but if that is what you hear from your customer, and then you need to do make the customer happy again. If you ignore the thoughts and opinions of the customer, your company could be in deep trouble.

Everyone at the top of their company would like some assurance that their quality is totally great in the eyes of their customers. They have to ask their selves how much they want to invest in the opinion of the customer. Do they go overboard trying to fix every single thing the customer does not like or do they only fix things that makes the biggest impact. Again the person at the top has some decisions to make. Oftentimes a place of business will have a visitor from the regional, district or even the corporate office. The store sometimes now when that person is coming so they are able to prepare for the visit. When they think of preparing for the visit, what do you think they need to do? For the most part you will see the manager of that individual store flying around making sure that every aisle is cleaned properly, all representatives know the information they are supposed to know, all paperwork and such is in order, etc. This is what they believe their visitor is looking for so they bust their butts to ensure this is happening the way it is supposed to be. Sometimes they do all these things and the district or corporate personnel are not even looking for those things. The things listed above are what the upper management expects.

In any business you have to lay out what is expected from each level of the organization. After you lay out what is expected from everyone, you then need to make sure they understand so there is no confusion. What potentially could happen is that a team member can say they didn’t understand the instruction thus not doing what was asked. Follow up is very important when expectations are laid out. So when higher management is coming for their visit, they are expecting the basics are already being followed. Most likely they are coming to talk about new initiatives and to offer their help on any given topic.

To the higher management team it would often give them a sense of amusement or even disappointment when they do not see the basics done. If the basics are not done then how can they expect a store to move on to a different level? There have been times in which the corporate team has come into a location and walked back out because the basics were not done. They did not feel they needed to waste their time with that store. That is more than just an embarrassment.

The best way to ensure that your visitors will enjoy their visit is ensuring that the basics are done without mention and you are working toward fixing whatever issues you are having. You should not wait until the day before their visit before you begin to inform your staff of the things they need to do. You should be looking over your business daily and ensuring the quality of our service is above standard. The more emphasis you place on checking your systems and making sure the expections are met, the better you are off in the long run. If you are able to identify any problem early, you could potential avoid any disaster that could come your way. On a daily basis, check to ensure the basics are up to par. It should not take you very long if this is an everyday check. Eventually the basics will be so perfect that you will not have to check them as often.

The truth only hurts if you let it or if you are unwilling to accept it. You will have to face daily situations in which you will have to deal with the truth or the truth will affect you. How you deal with it is totally up to you. Somewhere deep inside you know that you have to face the truth sooner or later so why not deal with it sooner? If you are in charge of a group of individuals and your job depends on their opinion, then you really do have to face the truth on a daily basis.

As a good manager, you strive to do your best daily and hope that everyone appreciates your hard work. You are human so you will make mistakes but you just wish that the mistakes you make are not horrible ones. Good managers also value what their employees say and what ideas they will have to improve the workplace. A manager that comes into a business and rules with an iron fist is not a manager that will stay around long or get the buy in from his associates. Eventually the performance of the associates will not meet expectations due to the management style. This is of course the position does not call for a manager that very authoritative.

Everyone in a position of power should ensure that they are taking care of those people under them. What is meant by that is that the manager should ensure the needs of the employees are met. There are not many companies that do not have a performance review for their managers and even their employees. Those companies that do not have that kind of review are missing a large piece of the pie. Without knowing how each individual is doing on a performance scale, including management, how will they know how they are doing? They will continue on their work schedule thinking all is fine until they are hit with the truth.

The truth might hurt in terms of the performance of an employee, but that truth does not need to be so hurtful or blunt if they know what is expected of them. Every company is ran differently so it is hard to say that a company should have a performance review with their employees on a quarterly basis or a monthly basis. The point is that you should have them. Employees should always have a safe haven in to tell their managers how they are doing from their point of view. If a manager is unwilling to accept the criticism and the truth of how their employees feel about them, then maybe they should not be in charge.  Again, the truth only hurts if you are unwilling to accept it and change what is necessary.

Depending on the size of the company, the head of the company might be able to save time and resources by adding these duties onto the current duties an associate had.

When a company decides to go with an outside company to do their quality checks, they are ensuring a couple of things happen. One thing is that they know the outside company will be fair and stick with the facts. Their opinion will not be compromised because they know the company or they know the people that their reports could potentially affect. The other thing they ensure happen is that all the reports and assessments will be done correctly, accurately, and they will not be distracted. When hiring an outside source, this is what they specialize in. They are not trying to perform multiple tasks within the same workweek that are not related to each other.

Your company has to make the right decision and hire a company or create a division that can ensure the quality of their products and service. No CEO or president of a business wants to be blindsided by negative customer comments that can in turn affect the stock prices. If you are trying to get a storage space, you should not just rely on luck to ensure that the space will be available when you come in. Just go ahead and reserve it. You should not think that you can take your chances. There is not a reason to. Most facilities will give you the option to reserve a space and for free. Every facility that you will talk to or store from will have some additional fees in order for you to store there. Try not to be too leery of these fees such that everyone has to pay them. There will be fees such as your admin fee and sometimes deposits. Keep in mind that it is only on the first month and most storage facilities will have them. You could be one of the lucky few to find a facility that does not have these upfront fees and just want you to pay your first month’s rent.

There are many things that a self storage facility can offer you that will give you peace of mind. One of the most comforting sights at your storage facility is visible security cameras because you know that they will deter theft. Along with the security cameras, some facilities will surround their facilities with a gate that only allows people to rent there to come in. This kind of security should make anyone feel good.

If a storage place like the ones in York Mills storage areas in Ontario, Canada did this, they still could be successful because of location, location, location.  In the storage industry, location is really everything too.  Storage places built by apartment complexes, in big cities, by senior citizens homes and other places that lack storage spaces, will be and were successful.  If this married couple can at least keep it half-full, they can break even and survive.  A storage place with three hundred storage spaces to rent and can rent one hundred and fifty of them, they will make it.  Rent more of course, and a profit can be seen.  There is little overhead in the business a time or two ago.  The managers can fix gutters and broken storage space doors and learn other things, can keep the place going rather easily.  The managers learned to do this.  Some did become good sales people because they cared.  Some managers were paid a bonus for how many they could rent.  Most storage places in the world are half-full depending on the size of course.  Can you get rich with a three hundred storage space building?  Probably not, but you can survive and make a profit.  All business must first survive, than make a profit.  If a new owner or company can do this, they are happy.  A lot of single owners of storage places in the past were thrilled they made it.

Self-storage places have seen a boom in business in the last twenty years or so.  Americans are a mobile people, and last time we read anything on this subject, we found out the average family in the United States of America move about every three years.  Hard to believe to actually see one family move so much, but our own family, right here in the good old United States, has moved six or seven times in fifteen years.  We were promoted or transferred by our jobs, so we moved.  We had no children then, and moving was pretty easy for us, because the company moved us most of the time.  We have children now, and if we had to move again we would.  We are happy where we are at, but some times, you must move to benefit the family.  Do not be too attached to a place, we guess.  Moving can be quite rewarding too though.

We hope Woodbine Heights storage places in Ontario, Canada do not have this attitude.  A lot of companies now have call centers with pros answering the phone instead of managers of the storage places.  This makes sense in a lot of ways.  You can not loose customers because of bad customer service from people who answer phones and talk to potential customers.  Sounds like common sense but you would be surprised.  Train the managers in sales too.  Train them to answer phones like a salesperson.  Be a salesperson through the whole process.  A sales person is not a dirty word.

Windsor storage in Ontario, Canada may not need or use all that stuff like that.  Is it a waste of money to try different things though?  There is an old saying in the business world that do not do it if you can not measure it.  We believe in some of that philosophy.  Spending money should be thought out and planned as well as can be in this industry.  Marketing that gets you no where is a waste, and if can not measure the results, than maybe the whole idea is wrong to begin with.  Many storage places have no marketing department at all, which of course, saves a whole lot of money,  Business like Coke in the United States of America, will spend millions of dollars a year in advertisement and marking.  Coke is a word that is known throughout the world though.  It sounds like a lot of money, but percent wise, it may be a small amount compared to sales.  In the storage industry, what percent of revenue and sales should be going to marketing if it is so hard to measure?  This is a hard question to figure out.  Many in the industry say zero and this is why.  Most storage places build next to their potential customers.

Windsor storage places in Ontario, Canada are like that to.  They build their storage places in neighborhoods instead of in far away and out of the way places.  People see the storage place within a few miles of their home, and store their belongings there.  People who are moving or relocating may use the World Wide Web or Face book to find a storage place to move their things into, while waiting for their next home.  This is why marketing has been going to the Web more and more, and putting their marketing budgets in that direction.  Makes good sense though, knowing what we know.  If advertising does not work, and you depend on word of mouth or location, location, location, than good managers are necessary.  This has been a big change in the storage industry too.  Windsor storage in Ontario, Canada may feel this way too.  It is a hard business to market.

Vancouver storage units are probably filled up with hockey equipment too.  Hockey is the sport of British Columbia and Canada.  There is a lot of ice in Canada to encourage the playing of ice hockey, but it is more than that.  When two year olds and three to four year olds are skating around on a brisk cold day on an ice pond, it is more than just the weather that propels them onward.  If you have ever played the game before, you will know the feeling.  Hitting someone in open ice, or taking a slap shot and beating a goalie, is really a thrill.  Shooting a puck on ice skates is hard.  Standing on ice skates is hard for some of us, but to watch how graceful ice skaters can be, even in a game as physical as ice hockey, is pretty cool.  People sometimes have a hard time following the puck on TV.  The puck is black, is small, and flies around back and forth on one’s TV screen.  Beginners have a hard time following this on TV, and many give up and go back to football or baseball.

Vancouver storage units may have a football or two in them too.  Canada has a football professional league, and collages play football too up here.  They do not compete with ice hockey very well, though, as the ratings for ice hockey games in Canada will prove.  Any other sport though, would find it hard to compete against ice hockey for anything in Canada.  Snowmobiles sound fun too though, and just sliding on ice in your shoes can be fun too.  We have not ice skated in a very long time, and would probably fall often.  We do not know if our bodies would take that as much as we could as kids.

Sunset storage units in British Columbia, Canada might not have such conversations in their office about politics.  Some places like politics more than others do.  In Chicago, politics are often discussed in public settings.  In Iran, one may not want to do that in any public setting.  China too, can be fairly hard on its own citizens when it comes time to criticize the politics of the government.  We prefer freedom over all of the other choices in the world because we know Americans are used to it, but it seems to us it should be every single person’s right on earth to be free.  We can not imagine what slaves had to go through in those days.  History books tell us of the great hardships of those people, but we can not even imagine sometimes how it really must have felt like.

Riley Park storage units in British Columbia, Canada, must push snow out of the way too.  All of Canada must push snow out of the way and that is the challenge of living in a place or country where snow falls a lot.  Customers who can not get to their storage units might have a big problem with their own business.  We have often shoveled snow for them to get it out of their way so they can proceed on with their lives.  We wanted the most reliable snow plow people to do our job, and as we all know, sometimes you get what you pay for.  A snow plow showing up at nine o clock in the morning is not a good snow plow person at any price.  We need to get in our storage units at six in the morning, not nine in the morning.

Riley Park storage units in British Columbia, Canada must push snow.  In this neck of the wood though, many people have trucks and plows and are ready for the snow to fall and pile up rather high.  Some people have never seen snow in their whole lives.  We have known a few people like that, from Texas or Florida or other Countries.  It snows in Texas once in a while, but not much.  Canada would be an eye opener for people who live in Mexico, to see snow fall and the cold would knock them out.  We had a friend in Texas who loved cold weather though, and would love living in Canada.

Oakridge storage units in British Columbia, Canada has a lot of sleds stored in their units we guess.  This is where we kept our snow sleds, though we do not live in Canada.  Our snowfall will not add up to theirs, but compared to China it is a great think to see.  We went sledding almost everyday on the side of our house where we have a slight hill to go on.  It was a good beginning for our seven-year-old son for his first trip sledding down a hill.  It was great fun watching him go down the hill and we laughed together.  He was bundled up in snow pants, and gloves and a knit hat.  We had just bought him a new winter coat and we were ready for the cold.  Even though it was very snowy, and fun, it was still cold outside enough outside to make it feel pretty cold.  We had to be careful as not to get too cold and our little seven-year-old son was looking a little red in the skin, and we had to go in and explain how the cold air affects us.

Oakridge storage units in British Columbia, Canada have seen a lot of little boys sled down the hills nearby.  This is great for all mothers and fathers to watch, as their children go down steep hills.  They have made bumps in some of the tracks they have made, and some even take air as they go down the hills.  We have gone now almost everyday since the snowstorm, and we are all getting pretty tired walking up and down the hills.  It goes with the territory though, so bring it on and let us all go sledding in the snow.  There is nothing like it and we love to do it.  We hope you do to.

Willowbrook storage units in Alberta, Canada has some old teen idol records in them too we guess.  Some people collect vinyl records still, and there seems to be a renewed interest in them.  We think they take up far too much room to be a very good collector item, but to each his or her own.  The records cost a lot more money these days too, compared to when we were kids in the nineteen seventies and nineteen sixties.  We paid only three American dollars for a John Lennon album called Imagine and now that same record could be as much as twenty-five dollars in a record store.  Justin might make and produce a few vinyl records too, but we have not seen them in our local record stores yet.  We think many of his songs are downloaded and this is the way people, especially young people listen to music these days.

Summerlea storage units in Alberta, Canada has all these things happen to them too.  Storage units are filled up with drums and things like that.  People give up on the drums very quickly sometimes for a number of reasons.  First, they are louder than people think they are until they bring them home and start banging on them.  Second, your muscles must get strong enough in stages to play what you need to learn to play.  This frustrates people who think they will never get strong enough, or that it takes so much time to do it.  One must relax and not rush things too much.  We have seen people get hurt playing the drums, like pulled muscles and sore ankles and wrists.

Silver Creek storage units were a little less full after all that.  A drum set takes a lot of room and if you do not break it down, it takes up even more room.  Our basement was now filled up with drum sets and organs and guitars as we banged away on three chord songs we struggled to make sound good.  We tried the G Chord than a C, than a D chord and tried to match up some of the songs we heard on the radio to those three chords.  Our fingers were hurt and our wrists were hurt as we played over and over again, the same songs we thought we were playing.  We wanted girls to pay attention to us though, so we were determined to set the world on fire and have every pretty girl in town calling us on the phone and wanting to be with us.  What a dream to behold.
